GENERAL TENANCY INFORMATION

RENT  and TERM - £74 per week per room with half rent through July and August provided the room is unoccupied.  You can store your belongings in your room from 1st July, but if you move in, full rent for the room occupied will be payable.  The term of the Tenancy Agreement is from 1st July 2012 to 30th June 2013  (52 weeks).  We prefer rent to be paid monthly by standing order but will accept quarterly payments if this is more convenient for students relying on grant payments.

DEPOSIT  -   A deposit equal to one month’s rent (£322.90) is payable on signing of the Tenancy Agreement which is registered with a government run Tenant’s Deposit Scheme.  

ADMIN FEEa fee of £90 is payable to secure the property.  This covers all preparation and documentation in relation to setting up the tenancy including preparation of the Tenancy Agreement and guarantors’ documentation. 

TENANCY AGREEMENT   Each house is for groups of 4 students.  The Tenancy Agreement is joint and several and must be signed by all tenants.  A copy will be emailed on request. 

GUARANTORS  A UK guarantor (usually a parent or guardian) is required to sign a Guarantee Form for each student which basically guarantees that we get paid and protects the other students in the house from any liability for unpaid rent of one of the group, although we have never yet had to apply to a guarantor for rent. 

BILLS   The bills for gas, electricity, water and telephone are shared between the tenants.  Students have told us that the bills are usually around £7 to £10 per week per student, depending on usage. Students are usually exempt from council tax but you will need to provide the Council with a copy of your exemption certificate which will be provided by the University.

MAINTENANCE  The properties and gardens are maintained by the landlord.  Any appliance breakdowns or problems arising regarding maintenance should be reported immediately to the landlord who will arrange for any problems to be remedied.  However, it is the responsibility of the tenants to keep the property tidy and clean and clear of rubbish.
